Special Rates/Minimums: Winter: 5 night minimum stay for advance booking. Bookings made within 30 days of arrival have no minimum stay. 20% Deposit. Cancellation/Amendment Policy: 30 days prior to scheduled arrival for a refund of your deposit, otherwise you lose your deposit and may be responsible for length of stay.

Summer: No minimum stay. 20% Deposit. Cancellation Policy: 72 hours prior to scheduled arrival for a refund of your deposit, otherwise you will be charged one night stay.

Holidays: 4th of July, Memorial Day, Mini Lobster Season (07/25-27) and Labor Day, 3 night minimum. Fantasy Fest (10/22-29) 5 night minimum stay. Thanksgiving (11/19-25) 5 night minimum stay.

Special Fees: Boats and trailers must not be parked on Lots. Storage Fees: $10 daily per item (boat, cargo trailer, etc.). Rally rates are available, please contact office for more information. A reservation guarantees a site, not a specific site number. Special requests are honored whenever possible. Payment in full due upon arrival. No refunds for early departures.

NOTICE TO GUEST: CHECK-IN 1:00 PM / CHECK-OUT 11:00 AM $30 EARLY ARRIVAL/LATE DEPARTURE FEE. Please note, due to safety reasons, we can not accept any arrivals after dark, be sure you plan your travel time accordingly.

Restrictions: Minimum RV length is 24 feet -exterior, traveling length. Please note that we do not accept tents, pop-up campers, RVs with soft-sided/canvas pop-outs, or truck campers. All units are subject to management approval. Rates include two adults and children 12 years old and under. Maximum of 6 people per site/RV. Charge for additional guests (over 12 years old): $10/day per person, year round. Pets are allowed. No more than two pets per site. Pets must be kept on a leash (6'max) at all times while outside, and cleaned up after.
